Why Moisture Is the #1 Cause of Coating Failure

More coating jobs fail from trapped moisture than from any other cause — including bad workmanship. Concrete is porous. Slabs poured directly on North Texas's clay-heavy soil can wick groundwater upward for years after the pour, especially after a wet spring. If you seal a coating over a slab that's still releasing vapor, that moisture has nowhere to go. It collects underneath the coating and eventually pushes it up from below as bubbling, delamination, or a milky white haze called efflorescence.

How Moisture Vapor Testing Actually Works

The industry-standard method is a calcium chloride test (ASTM F1869) or an in-situ relative humidity probe (ASTM F2170). We tape a small sealed dome or insert a probe into a drilled hole in the slab, leave it for 60–72 hours, and measure how much moisture the concrete releases over that window. If the reading comes back above the threshold for the coating system we're planning to use, we either extend the cure time, apply a moisture-mitigating primer rated for higher vapor emission, or recommend waiting.

Why This Step Gets Skipped

A moisture test costs time and, on a discount job, eats into the crew's margin. It's also invisible to the homeowner — nobody can see it in the finished floor on day one. That combination means it's the easiest corner to cut, and it's exactly why so many DIY and bargain coating jobs bubble or peel within the first one to two North Texas summers.

New Construction Is Not Automatically Safe

A common misconception: "the slab is new, so it must be dry." New concrete actually holds more moisture than old concrete — it takes a minimum of 28 days just to reach a basic cure, and full moisture stabilization can take 60–90 days or longer depending on slab thickness and weather. We test every slab regardless of age, new or old.
